We look forward to welcoming you to the Black Swan ! The following policies and procedures are designed to ensure a safe and enjoyable visit for all of our guests.

RATES

All rates are double occupancy, per night, except were otherwise indicated and are subject to change without notice. Additional persons are $15 per night.  A major credit card/deposit, is required to secure your stay – you may pay with an alternate payment method, less deposit, upon check in. We accept cash, traveler’s checks, and most major credit cards. A 7% Texas State Sales Tax and a 6% Hotel Occupancy Tax will be applied.

CHECK IN/OUT

Check in is from 3:00 pm until 6:00 pm. Please let us know if you plan to arrive after 6:00 pm. Check out is at noon. Special arrangements may be made for early or late departures. Note: to prevent water and moisture damage, please do not bring coolers into the house.  Small refrigerators are provided in the rooms for your convenience.

MINIMUM STAY

A two night minimum stay is usually required on weekends for the Suites, as well as on holidays and special event weekends. However, please check for last minute availability. In order to be fully prepared for your visit and to provide you the best experience, we do request a 24 hour notice for all reservations. Please feel free to call or email to discuss your accommodation needs.

DEPOSIT

A deposit equal to half of your booking plus the full charge for any packages, gifts, etc. will be charged when the reservation is placed. The remainder of the charges for your stay will be charged at check in.

CANCELLATIONS

Because of our small size, cancellations and no shows affect us significantly. For this reason cancellations must be made 10 days prior to the date of arrival to avoid forfeiture of your deposit. Holidays and special event weekends require a 30 day cancellation notice.  If cancellations occur after the required date and we are able to re-book the room, your deposit will be returned, however, cancellations may be subject to a $25 bank imposed credit card charge.

NO SHOWS

If a guest does not arrive and honor their reservation, or contact us to cancel 10/30 days prior to their scheduled arrival, they will be charged for the full amount of the stay.

EARLY DEPARTURES

While we sympathize with unforeseen circumstances, once you have checked in, the room is no longer available to rent, therefore no refunds will be given.

CHILDREN

Many of our guests are looking for a quiet, relaxing or romantic getaway, so only well behaved children over the age of 10 and accompanied by an adult are allowed. If you chose to book both rooms, however, the age restriction is waved.

VISITORS

Use of the suites are reserved exclusively for our registered guests. Please, no visitors to suites unless approved in advance.

BREAKFAST

We serve a 2-3 course bountiful breakfast each morning at 9:00 AM.  Please let us know of any allergies or dislikes and we will do our best to accommodate. We are happy to prepare our breakfast for local guests of our customers. We require advance notice when booking and charge $15 per breakfast.

PETS

We are sorry to say that we cannot accept pets at the B&B, with the exception of service dogs.

SMOKING & ALCOHOL

We are a completely non-smoking B&B. Smoking is allowed outdoors only. Ash trays are available for your use. Please be courteous to others and please pick up after yourself. If evidence of smoking is found in your room, cleaning charges of $125 will billed to your credit card.  We provide a weekend wine & tea reception to our guests from 5-6 pm each evening.

REMOVAL OF PROPERTY

Items in the suites are for the use of our guests while staying at the Black Swan. Although we don’t anticipate any issues, we must state that if any items are found missing after your stay, (with exception to small toiletry items provided for personal use), a minimum charge of $50 will be charged to your credit card. We appreciate your thoughtfulness and cooperation.

LEGAL NOTICE

We reserve the right to refuse service to anyone. We are not responsible for accidents or injury, damages to personal property or vehicles, or for the loss of money or valuables of any kind.
